What is Hemingway Estates?

Hemingway Estates is a small, non gated waterfront enclave of 44 lots on one street, Simone Shores Circle, across from Apollo Beach Elementary. The original homes, built from 2007 to 2012, are brightly colored two story Key West style homes, and 18 of the lots sit on the canal. In 2025, Bistro Builders added new custom homes along the canal, and 27North's Shawna Calvert is the primary listing agent for them. The HOA is $270 a month and includes landscaping and lawn care, natural gas is available, and there are no community amenities.

What boat fits Hemingway Estates?

To reach Tampa Bay, boats pass under a low fixed road bridge, the same road that takes you out to the Manatee Viewing Center and the Florida Aquarium's sea turtle rehabilitation center. The low tide draft is four feet. That makes a lower center console or a pontoon the right boat here, and a flybridge or tall tower the wrong one.

What about elevation and flood insurance?

The waterfront homes were built at 12 feet and the others at 10 feet. Apollo Beach west of US 41 is flood zone AE, so flood insurance is required if you carry a mortgage. The new Bistro homes are stem wall, solid block construction with impact rated windows and doors, solar shingle roofs, pools, outdoor kitchens, new seawalls, docks and boat lifts with 10,000 pound capacity.
